The emails and newsletters that you send out to clients is of great value and serves as a reminder about little things that we may overlook. For example, draining your hot water heater once a year for the mineral deposits that build up in it…how great is that. "In September I closed a loan for a customer that was purchasing her mother’s home. The mother needed the care of assisted living, which was at best, a very difficult situation for the family. The entire family came in to meet with me. The advice that I gave them was for the mother to provide a gift of equity to the daughter that wanted to purchase the home.  The applicant was thankfully able to qualify for the amount of loan necessary to fulfill the mother’s loan balance. Per Medicare the mother could not get back more than a specific amount. So, in the past I have used a home warranty to use up any of the seller’s money towards the buyer’s closing costs. The home was older, and I thought that the daughter would benefit from a home warranty. She and the family were so excited when I mentioned this. "In my opinion, ordering with HWA is easy enough as it is. My buyer ordered a warranty with another company last week and it took 8 attempts to get the warranty ordered. We couldn't do it online, so we had to call up and order it over the phone. Every time we called, they wouldn't save the order details, so each call involved starting over from scratch.
